We operate under the philosophy of finding the right tenant for your home, not just a warm body. With our application and screening process we weed out the people who may cause major problems down the road. What this means for you is finding a tenant who pays their rent on time, maintains the home beautifully and is a great tenant over all!
We are experienced in determining credit worthiness.
Not only do we pull an in-file credit report on all of our applicants, we also perform employment and income verification, and factor that into our decision. A person who is bouncing from one job to the next may not be the strongest applicant.
We do a thorough credit and reference check before the lease is signed.
This includes verifying employment and checking all appropriate references including
past landlords.
Beyond just the credit check, empoyment and income verification we also perfrom a Verification of Rent (VOR) will at least 1-2 past landlords. In addition, our credit checks include previous addresses, and we will sit down with the applicant to find out why or why not they listed those addresses on their application. The VOR includes questions about rental payment history, condition of the property when they moved in and left it, as well as any trouble with neighbors, noise, police and more!
We take the time with each new tenant to explain the benefits and responsibilities
of leasing a home from us.
We don't just "slam and jam" tenants into your home. Through out the application process, and on into lease signing and move in, we stay in contact with the applicant. If and when they are approved we sit down with them for a meeting on expectation and requirements, all of which are contained in our lease. We also are on call twenty-four hours a day to answer any questions they may have.
We provide you with protection through the use of proper lease agreements,
deposit forms, late notices, and other applicable legal documents.
The state of Colorado has no "standard" lease, so we use a lease written by our corporate attorney, who specializes in Colorado Real Estate Law. Each page is initialed by the tenant as they read through it BEFORE signing, and contains a section for any additional requirements you may have for your property, including but not limited to policies on smoking, pets, visitors, parking and more! All of our documentation has passed an audit by the Colorado Association of Realtors, and is approved for use!
We are members of Tenant Credit Reporting Agency, and do credit checks
on prospective tenants through First American Registry.
By using at site such as First
American Registry. we can access credit reports, criminal back ground checks
and more on any or all applications with the click of the mouse. As a standard
we screen all our tenants through the Experian
Credit Reporting Agency and all of our reports run through First American
also include a search of the states Registered Sex Offenders registry.
